Kel-Mar’s extensive pre-construction and construction management services, combined with participation in the conceptual design process, enabled the successful alteration, renovation and complete conversion of an existing seminary into a full service retirement facility. One highlight of this venture included the installation of a new high tech HVAC system that can be monitored and controlled from off-site, via tele/data communication. Extensive excavation and structural work was performed to facilitate the installation of new full-size luxury elevators to service all floors; as well as the modernization and ADA compliant upgrade of the existing three-stop elevator. The seminary dorm style living accommodations were converted to private individual living suites. In addition, new dining and lounge facilities with fireplaces, new commercial kitchen, exhaust system and pantry, were also an integral part of the project. Highlights of the exterior work included the restoration of the bell tower cupola; construction of a new portico entrance, and new walkways leading into the building.  In addition, the outdoor area and terraces overlooking the Hudson River were enhanced by the extensive wood decking installed throughout.
